What can a landlord do if a tenant doesn't pay rent? (common practice)

If the tenant does not pay the rent, we have always advised the landlord not to take legal action because it is a time-consuming and costly process.

Unless the tenant has absolutely no intention to settle and has no intention to move out, we will have to take legal action, otherwise they may ignore you until next year.

Case 01

The owner is in Tawau, but the house is in KL.

The tenant owed three months' rent, and when we went to the site for a visit, we found more than 10 foreigners living there.

We said that if the rent is not paid tomorrow, we will call the police to suspect that the person living here does not have a valid visa.

As a result, they paid the rent of RM7200 to the landlord the next day.

Case 02

The tenant has been in arrears with rent for 3 months, doesn't answer calls, doesn't reply to WhatsApp, and we are worried that something has happened to him.

We added all his Instagram friends, hoping to contact him.

The next morning at around 8 o'clock, "Thanks God, he's fine"

I also told the owner that I would return the keys to him within three days.

Have you ever had a tenant run away?

I owe you 1-2 months’ rent, less than RM5000, but I don’t know how to collect it. It’s expensive to hire a lawyer, so I just forget it because it’s too troublesome.

Case 03

The tenant owed more than RM4,000 in rent and the landlord sought to recover it through the Tribunal Court.

There was even a case where the landlord received a judgment from the Tribunal Court and the tenant owed more than RM3700 but only paid back RM3000.

The remaining RM700 was over a year and a half later, the landlord suddenly contacted him and said he wanted to pay back the money.

This makes it impossible for the tenant to open a company current account at the bank.

After all methods have been exhausted,

If the tenant still refuses to leave,
